So, Why I don’t recommend the house and lot package property.
Firstly, a disclaimer. I don’t condemn the house and lot package service industry. I even recommend it occasionally, I just don’t like the fact that a lot of people don’t know how to search a good service provider on this property proposal type.

Most of the time expectations are not met by clients. For they are imagining too much, emotion and excitement are mixed. So at the end of the day, they are on cloud 9. On what they want to have in their expected dream house to be built.
Yes, I know not all clients are the same, some are rational and open-minded. The hurdles that I see, in most real estate companies in Baguio. Who is providing this kind of service, one out of ten, only 3 good companies are providing good service. The remaining seven are the ones that are providing shameless service. These companies are the ones giving bad images in the house and lot package service industry.
That would give you the idea that statistically many are duped in house and lot package offers. Because of the promise of a customized house under their specification and lower cost. If that client has not done due diligence on researching the background of that company provider, then. They are up to a roller coaster ride from financial stress, emotional stress, family feud, and countless arguments. Next would be filing a court case which is another time waste and another financial burden.
So, how can you easily dodge these untrustworthy companies? Make time to do, due diligence about the company its people, and everything needed to be known.
How to do due diligence?
Don’t look at the legality of that company
Most of the time this house and lot package service company provider are obliging legally on papers. From company registry on SEC or DTI to BIR and City Permits. The best way to know a company’s culture and practice is to learn about the owners and employees.
Do they have a history of cases in court or even presently?
Are they trusted by their peers in the industry?
Do they have a history of houses finished and satisfied clients?
Lastly, if they have previous clients do an interview with at least 3 of them if they are happy with their services.
Do not be swayed that they are existing for many years in the industry. I know a person who is 3 decades already in the industry and have duped a lot of clients. Why they are still on business is a sign that our justice system is very long and arduous.
They will promise to move mountains and change the river into a sea
These people will promise everything and anything that you like to hear. Even it is already a bit ridiculous just to close a deal with you. I am a very straight forward person I don’t sugarcoat. If your specification and requirements on the property needed for me to be a miracle worker then I just say that “kindly go find another agent or broker who can work for you”. Because I don’t like to waste time looking for a house within the city business district of Baguio with a working budget of Php1,500,000.00.
They do hard selling and will make you give reservation fee at all cost
These people, when they present to you their good looking house and lot package houses and you showed good interest in their property. They will close a deal with you at all costs by making you give a reservation fee. Even you don’t have that amount in your pocket at the moment and if you have only Php3,000.00 for example. Then they will still get that to you and accept it as a reservation fee. That’s how aggressive their real estate marketing agent.
Conclusion
Good people love the idea to own a property. Customized to their specification and needs but most of the time these first-time buyers don’t know what to do and make decisions impulsively. I just hope that they have invested in the good guys of the industry.
