Beyond Baguio City: The Progress of its Nearby Provincial Areas

The growth of Baguio’s Real Estate market is booming and still growing up until today. This meteoric rise was not limited to the city of pines. It has also trickled down to its connecting provinces. Today, I will discuss promising provinces and which specific areas you should invest in.

Baguio City is one, of the only two recognized cities within the region of CAR (Cordillera Administrative Region) in the Philippines. Nestled, within the center part of Benguet province. The province of Benguet has different places called BLISTT, meaning Baguio-La Trinidad-Itogon-Tuba-Tublay. And most of these provinces are surrounding Baguio City. So, think of it that Baguio is within the center area and the connecting provinces, surrounds Baguio.

Baguio City admittedly is becoming one of the most expensive real estates in Phillippines. How can now Baguio cater to the median or as we say, middle-income earners? Who wants to have a property in Baguio. Then the answer is to invest in the outskirts city of Baguio. So, why? You might ask.

 

This is my Top 3 Reasons, Why to Invest in these Provinces.

 

They have similar weather as Baguio

It is all known that Baguio’s weather is cool all year round even in summer. That is why it is dubbed as the Summer Capital of the Philippines. The Philippines as all again may know is a tropical country that is hot and humid and Filipinos and foreigners love to travel up to Baguio to enjoy its cool weather.

The weather is not all that different if you go out to Baguio. Even you go further north the weather is even much colder. There are some parts of Sablan and Tuba which is already around 500 to 800 meters above sea level that the climate is a bit warm. This is natural because the warm sea breeze air and the cold mountain air meets but the weather is tolerable because it is not humid.

Benguet province has a good weather climate not only Baguio has it. So there is no reason investing in these connecting provinces will have an effect on enjoying the cool weather it provides.

 

Infrastructures like Roads and Tourism is Booming

The tourists of Baguio want new sites and places to go and have an adventure. That’s why Tuba has its natural Eco-adventure Aran Cave. Itogon has the ever famous Mt. Ulap and other mountains to hike and also Balatoc Mines Tour. Also, other nearby provinces in Baguio are slowly having tourist destinations and other developments.

The BLISTTDA (Baguio-La Trinidad-Itogon-Sablan-Tuba-Tublay Development Authority) provides generous and much-needed support for small businesses and local industries in the region. It creates numerous avenues, opportunities, and jobs in industries such as agriculture, trade, education, and other small business. In the long run, the prosperity of these industries can allow the region to enjoy self-sustaining growth.

Colleges and Universities are also expanding on to these provinces so quality education is nearing. As I have seen in one place in further Puguis going to Mt. Costa. Colleges like Concordia Colleges, Philippines Ministry Colleges, and BVS Colleges have sprouted in that area that’s why it has become a good area to invest in property lots.

 

Outskirts of Baguio area and connecting provinces are cheaper in property price

For those who are familiar with the property prices of Baguio Lots. It is already known, that it is pricy and all is in the six to 7 figures. So how can a middle-income earner or a young professional who wants to start investing in real estate start?

There’s a lot of promising provinces that show potentials for investment. These places are parts of La-Trinidad like Puguis and Tawang. Some parts of Tuba are showing good signs of development because of circumferential roads. Parts of Sablan show a glimpse of hope for new developments. Itogon has risen up because of the development of Alphaland in Tocmo, Ambuklao Rd.

 

Conclusion

The best cheap and affordable lots today are the ones that are developing. These provinces are just starting to grow and will soon improve its economy.
